A major new $80 million development will bring more than 100 homes, a public wellness centre and affordable housing to one of Adelaide’s most in-demand suburbs.
One of Adelaide’s buzziest suburbs is getting a new addition – and it’s a big one.
FLOWE Bowden is a 10-storey, $80 million development by South Australian developer Otello, between Third, Fourth and Gibson streets, right across from Bowden Park.
It’ll bring more than 100 new homes to the suburb, above a wellness centre, café, public spaces and a few smart extras for residents.
It’s one of the last major pieces of Bowden’s long-term masterplan, rounding out a suburb already built around walkability, active transport and community life.

The numbers that matter
Here’s what’s coming:
- 10 storeys
- More than 100 apartments (1, 2 and 3 bedrooms)
- 20 per cent affordable housing through HomeSeeker SA (above the 15 per cent minimum)
- 16 apartments for specialist disability accommodation
- $80 million total project value
- 100-plus carparks for residents and visitors (basement and ground floor)
- Storage for around 150 bikes
- Located on the corner of Third, Fourth and Gibson streets
- Sales open in March, with construction starting mid-2026
It’s one of the clearest examples of what medium-density, well-located housing can look like when government planning (via Renewal SA), design requirements and private investment all line up.
A wellness centre with the works
Wellbeing is at the heart of this one – and not just for the people who live there.
The wellness centre will be open to the public, offering a range of health and recovery spaces not currently available in Bowden. It includes:
- Hot and cold plunge pools
- Pilates studios
- Saunas
- Physical therapy rooms
- Healthy food and drink options
It’s a first for Bowden and brings even more life to the streets around Plant 3 and Plant 4.

FLOWE Bowden comes with a few extra perks for residents, including:
- A workshop stocked with tools and large benchtops
- A dog wash area (because it’s Bowden)

The building will be constructed around a mass-timber (CLT) frame and is targeting a 5-Star Green Star rating, with features like double-glazed windows, EV charging points and sustainable building materials.

One of the final pieces
This is one of the last big parcels of land in the heart of Bowden, adding another stand-out feature to a suburb that’s already known as a hot spot for great eateries, markets, and a true community feel.
Bowden’s been growing steadily since 2013 and is already home to hundreds of apartments, townhouses, cafés, bars and small businesses. The precinct has always focused on walkability, shared green space and car-light living – and this development extends that vision.
By the time FLOWE is finished and neighbouring projects like the Brompton Gasworks redevelopment wrap up, more than 5,300 people will call the area home.
