Six Adelaide suburbs get major glow up

New neighbourhoods are taking shape across Adelaide’s suburbs – with affordable housing at the heart of each one. Here’s your guide to what’s being built where.

If you’ve been trying to get into the housing market lately, you’ll know it’s not easy. But across Adelaide’s suburbs right now, thousands of new homes in and new housing developments are either under construction or about to break ground.

What connects all of these projects is Renewal SA, the state government agency quietly turning some of Adelaide’s largest and most underused sites into new neighbourhoods, with affordable housing built in from the start rather than bolted on as an afterthought.

For anyone trying to get a foothold in the Adelaide property market, it’s worth knowing they exist.

A new neighbourhood for the south west

The old Le Cornu site on Anzac Highway has been sitting empty since 2016. What’s replacing it is worth the wait.

The $250 million Forestville development covers 3.6 hectares about 3.5 kilometres from the CBD, offering 71 terrace homes, now under construction. Over 95 per cent have been sold and the final stage has been released.  Apartment sales have just launched, with construction to follow later in 2026.

At the centre of it all is The Agora: a market square with a Chapley-owned Adelaide’s Finest Supermarket, restaurants and specialty stores. But the detail that sets Forestville apart is on the roof. 

Youth Inc’s Urban Green School – an “(un)school for Changemakers” for 17-24-year-olds – will tend a 2500sqm rooftop farm practising regenerative agriculture, with produce going straight to the venues below. The rooftop will also be publicly accessible, with workshops and planting days open to the whole neighbourhood.

Forestville is part of the state government’s Inner South Master Plan, which also includes the transformed Keswick Barracks site and the Adelaide Showgrounds development on Rose Terrace. The master plan will seek to target at least 15 per cent affordable housing across the precinct.

Prospect Corner has been progressively welcoming residents over the past year, with early townhouse owners already settled and the first apartment residents having moved in more recently. As additional stages complete, the neighbourhood continues to grow and take shape as a lived-in community. 

The 208-home development comprises 108 architecturally designed townhouses and 100 affordable rental apartments, located just seven kilometres from the CBD at the corner of Churchill and Regency roads.

Premium two- and three-bedroom townhouses are now on the market. Many of them face Payinthi Reserve, with views over the park. This central park is at the heart of the development and features a kickabout lawn, playground, BBQs, edible gardens and an outdoor gym. It was designed in consultation with the local community and is already being enjoyed by residents. 

The full project is expected to wrap up by 2028.

The former West End Brewery site in the new suburb of Southwark (formerly Thebarton) is two kilometres from the CBD – and it’s turning into one of the most ambitious new neighbourhoods in Adelaide’s inner west.

Southwark Grounds will eventually deliver more than 1300 homes across 8.4 hectares, with at least 20 per cent affordable. 

Two releases of townhouses are selling fast – Founder’s Row on Holland Street sold out within weeks of hitting the market and West Village on Anderson Street still has a few homes remaining. Both included affordable homes sold through HomeSeeker SA. Construction is underway on Founder’s Row with first move-ins expected in 2026, and West Village is expected to begin soon.

Later stages will add more townhouses and apartments that are planned to include affordable sale and rental, a supermarket, childcare, aged care and hospitality offerings. Brewery Green will connect the heritage Walkerville Brew Tower to the River Torrens / Karrawirra Pari trail – a reminder that this is a site with history worth keeping.

Bowden: The inner west keeps growing

Bowden has been transforming for years – and 2026 is shaping up as its biggest yet.

Uniting on Second, an eight-storey apartment building on Second Street delivered by UnitingSA, has just welcomed its first residents into 70 one- and two-bedroom apartments, with a mix of affordable and market homes available to buy or rent. The building includes a rooftop garden, shared indoor spaces and energy-efficient design throughout.

Five more major projects are due to hit milestones this year, including 42 townhouses, a new hospitality venue by the team behind Bowden Brewing, and an 11-storey tower adding 145 homes above ground floor retail. Together they’re expected to bring around 450 new residents to the precinct.

Still to come are 80 affordable apartments above a new multi-deck car park, and FLOWE Bowden with more than 100 apartments above a health and wellness centre.

Nearby The Gasworks Brompton development is also underway. This development blends heritage buildings with green design to create a community that feels both new and familiar. Thirteen townhouses have been released to the market and the Sales Display Centre on Drayton Street is now open to the public. Nightingale Housing is set to begin building 112 apartments in 2027, up to half of them affordable.

Seaton: Steady progress in the north west

Seaton’s long-term renewal project is gradually replacing older public housing with a mix of new homes, streets and generous parks – and house and land packages are available now.

The first stage of the project is now well advanced, with civil works complete and the neighbourhood already welcoming its first residents. Around Karra Reserve, a new 2000sqm park named after a significant red river gum on the northern edge of the site, more than 30 new homes are nearing completion. A limited number of premium townhouses with views to the reserve are now available. 

Civil works for Stage 2, which will deliver 66 new homes, are also nearing completion, with construction set to begin next month. With homes in this stage almost all sold, planning is well progressed for Stage 3, with civil works expected to begin in the coming months and supporting a steady supply of new homes in this sought after inner western suburb.

The project, delivered in partnership with the South Australian Housing Trust, is planned to create around 1450 homes over the coming years, with a mix of social, affordable and market dwellings.

Magill: Worth watching

The former UniSA campus in Magill isn’t ready to buy into yet – but it’s worth keeping an eye on. The state government bought the 14.6-hectare site in 2023 as part of the UniSA and University of Adelaide merger, and a draft structure plan released earlier this year sets out the vision for the new neighbourhood over the next decade. 

More than 60 per cent of the main western campus is proposed to stay as open space, sport and community use, including protection of the biodiversity corridor along Third Creek and retention of the heritage-listed Murray House.

Construction on a smaller three-hectare parcel east of St Bernards Road is expected to begin no later than 2027, delivering around 100 homes with at least 20 per cent affordable, plus aged care living. Community consultation is currently underway and open until 22 June 2026.
