From $250,000 blocks reserved for first homebuyers to apartments, rentals and entirely new neighbourhoods, here’s where thousands of homes are being built or planned across Adelaide.
Thousands of new homes are being built or planned across Adelaide through Renewal SA-led and supported developments, with options ranging from blocks of land in the north and south to apartments minutes from the CBD.
Some are available now. Others are under construction, about to be released or still a few years away.
There are homes aimed specifically at first homebuyers, affordable properties through HomeSeeker SA, long-term rentals and entire new neighbourhoods taking shape.
Whether you’re ready to buy now or still working towards a deposit, keeping an eye on what’s being built can give you a better idea of where your future options might be.

Where you can buy now – or soon
First homebuyers are getting their own corner of Playford Alive, the large master-planned community in Adelaide’s north, with at least 400 homes reserved exclusively for people buying their first property.
The latest release included 34 blocks ranging from 270sqm to 450sqm, with prices starting from $250,000. More releases are planned over the next 12 to 18 months.
The first homes are now being built at Renewal SA’s Noarlunga development, close to Port Noarlunga Beach, Colonnades, the train line, TAFE campus and hospital. That includes 13 affordable homes sold through HomeSeeker SA.
More than 100 house and land packages and vacant allotments have now been released, with packages in the July release starting from $615,000. The full development is targeting 626 homes by 2031, with at least 28 per cent set aside as affordable or social housing.
The long-term renewal of Seaton in Adelaide’s north-west is delivering new homes in stages, with the first residents already moved in.
The wider project will create about 1450 homes, including market, affordable and social housing.
It’s a long-term transformation, with Renewal SA’s current timeline running through to 2035.

At the Tonsley Innovation District in Adelaide’s south, about 570 homes have already been completed, with around 1000 planned by 2028.
Still under construction are the two Neon apartment towers, with 80 homes between them, plus the next stage of Junction’s Thrive affordable rental development. The Neon towers are expected to be completed across 2027.
Inner west and city living
The former West End Brewery site is being transformed into a new inner-west neighbourhood with about 1700 homes planned over the next decade, at least 20 per cent of them affordable.
The first Founder’s Row townhouses are due to welcome residents this year, and registrations are open for future apartment releases.
Just north-west of the CBD, Bowden might be well established, but hundreds more homes are still on the way.
Current and upcoming projects include:
- Lot 51: 80 affordable rental apartments and four market townhouses
- FLOWE: more than 100 apartments above the FLOWE health and wellness centre
- Kinleaf by Sentinel: 240 apartments in South Australia’s first institutional build-to-rent development.
The build-to-rent project is expected to be completed in late 2028. Unlike a conventional apartment development, the homes won’t be sold individually – they’ll remain under single ownership and be rented long-term.
Nearby, The Gasworks Brompton will eventually add more than 800 homes, including at least 15 per cent affordable housing, alongside shops, hospitality and open space.
The overall development timeline runs to 2035.
The old Le Cornu site on Anzac Highway is continuing its transformation, with townhouse construction underway alongside plans for apartments, shops and restaurants.
The $250 million development is expected to keep taking shape over the coming years.
Prospect Corner, on Churchill Road about 7km from the CBD, is already looking more like a neighbourhood than a building site.
Its two apartment buildings, containing 100 homes, are complete – all affordable rentals managed by a community housing provider.
More than 70 per cent of its 108 townhouses have also been sold, with remaining homes being released progressively. Renewal SA is targeting completion of the whole development for 2028.
Further ahead
Renewal SA has partnered with South Australian developer Lanser to deliver about 1000 homes on a 67.6ha site near the southern end of the Southern Expressway.
There’ll be a mix of larger family blocks, courtyard homes, villas and townhouses, with at least 20 per cent affordable through HomeSeeker SA.
On-site works and a public sales campaign are expected to begin in the second half of 2027, with the first residents expected from 2029 and the overall project due for completion in 2036.
The former university campus at Magill will be redeveloped in two very different stages.
The smaller eastern parcel is expected to start first, no later than 2027, with about 100 market homes and at least 20 per cent affordable through HomeSeeker SA, plus aged care, retirement living and open space.
The larger western campus is further away, with development not expected before 2033–34.
The former Adelaide Bus Station site on Franklin Street is planned as a high-rise precinct with market and affordable apartments and aims to activate and revitalise a key part of the city through a combination of mixed use and activated spaces including the new Arts and Media Hub, anchored by the ABC.
The ABC Arts and Media Hub will also accommodate Country Arts SA, Adelaide Symphony Orchestra and State Theatre Company.
